I think you should do whatever you’re most comfortable with.

I was surprised to hear that you’ve been having so many disputes with your landlord recently. If he’s making unreasonable demands, you may wish to contact your lawyer. Apart from that, I’d also suggest looking for a new apartment well in advance of the lease expiring. It’s always best to be prepared for contingencies.
